Facility Engineer (AC)

Role Purpose:

The job holder will be primarily responsible for coordinating & assisting Tradesman/workers for carrying out periodic site/maintenance work progress in all day-to-day activities, ensuring all technical works in accordance with specification and project management manual. First line manager of staff from all disciplines employed on contracts.

Key Task and Responsibilities:

Daily Operations Management:
• Ensure a consistent approach to PPM (Planned Preventive Maintenance) and reactive maintenance of air conditioning systems, including testing and commissioning.
• Provide technical support and guidance to the team in all aspects of air conditioning maintenance, troubleshooting, and performance optimization.
• Monitor work status on the CAFM system to ensure tasks are progressing as planned, but task updates will be handled by others.
• Involve in troubleshooting and technical investigations for any service failures or breakdowns of air conditioning systems.

Resource Management:
• Manage and allocate resources, including personnel, equipment, and supplies, to ensure optimal use for PPM, reactive maintenance, and troubleshooting activities related to air conditioning systems.
• Manage inventory in the CAFM system, ensuring that consumables and materials related to air conditioning maintenance are available as needed.
• Ensure accurate record-keeping of inventory levels and usage within the CAFM system for air conditioning materials.

Safety & Compliance:
• Plan and schedule maintenance work on air conditioning systems, ensuring that a safe system of work is in place for all tasks.
• Lead by example, setting high standards for safe working practices and adherence to safety regulations in air conditioning maintenance.
• Set personnel to work, ensuring proper supervision and monitoring to guarantee adherence to safety standards and instructions during air conditioning maintenance.
• Provide feedback and guidance to the team to ensure continuous improvement in safe working practices specific to air conditioning systems.
• Participate in emergency evacuation procedures and ensure safety protocols are followed in all air conditioning-related tasks.

Air Conditioning Maintenance:
• Conduct regular QHSE inspections (L10) of air conditioning systems in line with the QHSE plan.
• Ensure timely reporting and resolution of all air conditioning maintenance issues, adhering to the PPM schedule and addressing reactive maintenance tasks as they arise.
• Provide technical support and engage in troubleshooting efforts for complex air conditioning system failures and ensure prompt restoration of services.
• Ensure that all air conditioning work complies with safety regulations and the highest quality standards.

Customer Satisfaction:
• Liaise directly with clients or their representatives to ensure that air conditioning PPM, reactive maintenance, and additional works meet the required specifications and expectations.
• Write detailed technical reports for the client as needed, especially in cases of system failures or significant maintenance events.
• Maintain a high level of customer satisfaction through effective communication and prompt resolution of air conditioning maintenance issues.

Quality Control:
• Report, process, and address any identified deficiencies or concerns related to PPM, reactive maintenance, testing, and commissioning of air conditioning systems during any phase of the project, in accordance with company quality procedures.
• Ensure that all air conditioning maintenance work is completed to the required standards and within agreed timeframes.

Experience, Knowledge and Skills:

• Mechanical engineering/ HVAC Engineering /Diploma with 8 years’ Experience in FM field.
• IOSH Supervising Safely or Equivalent
• At least 4 years’ experience in Engineering role.
• Good Knowledge in all elements of FM services.
• Fluency in English, Additional Language is a plus.
• Computer knowledge is a must.
